We set footings deeper and wider than an inland lot would need and tighten post spacing on the exposed runs.

What does a pool fence on a rental property have to do?
It has to meet the pool barrier requirements in force for your address, which govern barrier height, picket spacing, and self-closing, self-latching hardware at every gate that opens toward the pool. We confirm those requirements and build to them rather than working from memory. On a rental we also spec the latch for salt exposure, because a self-latching gate that binds up in August is a safety failure and not just an annoyance.
We are on a canal lot. Does that change the build?
It changes the approvals and the hardware. Work near the canal, the waterway, or the marsh edge can fall under state coastal permitting in addition to the town's own rules on fence height and placement, so we confirm what applies before we design anything. On the build side, a canal-side run gets the same corrosion-resistant hardware we would use facing the ocean, because the water is right there.
Does blowing sand actually damage a fence?
Over time it does, and it works on the bottom foot or two hardest. Sand carried by wind scours finishes at ground level, which is one more reason we favor aluminum with a SolarShield powder coat and vinyl over anything that depends on a surface coat of paint to look right. It is also why we set gate hardware at heights where it is not sitting in the abrasion zone whenever the design allows.
