Oak Island runs most of the length of a barrier island, with the ocean on one side and the Intracoastal Waterway and Davis Canal on the other. Some of the housing stock is original beach cottage, plenty of it is new construction on pilings, and the two get fenced very differently. What they share is exposure. There is no tree line, no ridge, and no inland buffer here, so the fence is taking whatever the water sends at it.

Salt is the deciding factor

Salt spray reaches farther inland than most people assume, and on Oak Island it is simply a constant. It works on metal continuously rather than in bursts, and it goes after the smallest components first. Hinges, latches, screws, and post caps fail long before a panel does, which is why hardware selection carries more weight here than the fence style does. Aluminum finished with SolarShield and vinyl are the two materials we install most on the island for exactly that reason, and we do not put untreated steel components into an oceanfront assembly at all.

Sand does not hold a post the way people think

Island soil is sand, and sand drains as fast as anything you will ever build in. That solves one problem and creates another. Fast drainage means water is not sitting in the footing, but loose sand gives a post very little to resist against when wind pushes the fence sideways or tries to pull it straight up. Racking and uplift are the two failure modes we design around here, so footings go deeper and wider than an inland build would use, and post spacing tightens on the exposed sides of the lot. Blowing sand also abrades finishes at ground level over time, which is another argument for materials that do not depend on a coat of paint.

Rentals, pools, and gates that get used hard

A lot of island property earns its keep as a rental, and rental property has different requirements than a house someone lives in. Gates get opened and slammed by people who do not own them, pool barriers have to hold up to a full season without an owner on site, and nobody notices a sticking latch until the week it fails. We build gates on rental property heavier than we strictly need to, hang them so they stay in adjustment, and use hardware chosen for the salt exposure rather than for the price sheet. If the property is booked through the summer, we will work the install into the shoulder season so it does not cost you a week of the calendar.

What actually survives this close to the ocean?

Aluminum and vinyl, with the right hardware. Aluminum has no iron in it to rust and a SolarShield powder coat to hold the finish against constant UV and salt, and vinyl has nothing to corrode at all. The part people underestimate is the fasteners and gate hardware, because bare or lightly plated steel will streak rust down a brand new fence within a season here. We spec corrosion-resistant hardware on every island install.

Should I put up a solid privacy fence on the island?

Think it through before you commit. A solid privacy panel is a sail, and on a barrier island there is nothing upwind to slow the load down. Spaced pickets, shadowbox, and open aluminum let the wind through and stay standing when solid runs do not. If you want privacy anyway we will build it, but we do it with deeper and wider footings and shorter post spacing, and we will tell you plainly what you are trading.

Do I need approval to fence an oceanfront or waterway lot?

Very likely, and it depends on where the fence sits. Beach towns set their own rules about fence height and placement, and work near the dune, the marsh, or the waterway can fall under state coastal permitting on top of that. We confirm what applies to your specific address before we quote so the plan we hand you is one that can actually get built.

We rent the house out and it has a pool. What does the fence need to do?

A rental pool has to meet the barrier requirements in force for your property, which cover things like barrier height, picket spacing, and self-closing, self-latching gate hardware at every pool entry. We confirm those requirements for your address and build to them. On the island we also upgrade the latch hardware, because a self-latching gate that seizes in salt air is a safety problem, not just a maintenance one.
