Leland has changed faster than anywhere else in Brunswick County. It sits just across the Cape Fear River from Wilmington, which makes it the commute-friendly side of the water, and the master-planned communities have grown into each other along US 17 as a result. The fence question here is rarely what you want. It is what your community allows, where the water on your lot is supposed to go, and how the fence behaves the next time a storm tracks up the coast.

Approval comes first

Every large Leland community has a review process, and they are not interchangeable. Some care most about height, some about color and material, some about whether the fence crosses a landscape buffer or a drainage easement shared with the lot behind you. We assemble the package the committee actually asks for, which typically means a scaled site plan with the fence line drawn on it, a materials specification, and product photos. Then we wait for the letter. Building a fence you have to take back down is the most expensive way to do this, and we would rather lose two weeks than put you through it.

A new lot needs a site walk

Newer sections of Leland are graded to move stormwater to the street or to a retention pond, and a fence built without regard for that plan will either dam the water or end up sitting in it. During the estimate we walk the whole line, mark the swale, note the easements, and talk through where gates make sense given how you actually use the yard. That walk is also when we find the surprises, like a line of builder debris buried under the sod or a grade change steep enough that the fence needs to step rather than rack down the slope.

Sand, wind, and post depth

The soil here is sandy and drains quickly, which is a real advantage over heavier ground. It also gives a post less to grip against sideways, and sideways is the direction that matters. What eventually takes a coastal fence down is wind racking the panels and trying to lift the posts out, so footing depth and diameter get sized to the fence and the exposure of the lot, not to a single rule of thumb. Materials follow the same logic. Vinyl is the common privacy choice in the newer communities, with PrivacyLock panels that lock together across a long run and StayStrong pickets that keep the line from waving. Aluminum handles the open lots and pond frontage. Wood still looks right on the older streets, but be realistic about the climate here, because sun and humidity gray untreated wood faster than most people expect and a HeartWood finish is the easier way to keep the look.
